THE BACKGROUND

Woodhill began working on Freemans Ridge in 2005, undertaking market reviews, builder activity and product to ensure the masterplan was what the market wanted. In 2009, we commenced our sales campaign which spanned the following nine years.

THE CHALLENGE

To keep the required pace of sale requested by the board over an extensive period of time.

THE RESULT

We formed strong business relationships with 13 builders, and installed a 29-home display village.

Lot sales increased markedly over the years. Mostly 450sqm (15m x 30m) in size, the first release sold at $265,000 per lot. By the tenth year, the last lot was sold at an average price of $700,000.

THE BACKGROUND

Berry Lane is a parcel of land located in the historic town of Berry. Just 90 minutes from Sydney, the town is hugely popular for holidaymakers, weekend visits, and weddings. It’s also superbly located: a country town just 10 minutes from the picturesque beaches of the NSW South Coast.

Purchased by New Horizon Property in 2022, the view for Berry Lane is that it will be the most prestigious land estate within the Shoalhaven LGA and Kiama LGA.

THE TASK

Having first knocked on Woodhill’s doors just four months prior to the acquisition, New Horizon Property engaged us to undertake a detailed assessment of the development site and design a plan to maximise its potential.

The site was acquired, we were appointed as Exclusive Sales and Marketing Agents and immediately commenced the implementation of our custom-built strategy.

THE CHALLENGE

Development applications submitted to the Shoalhaven local council are notorious for being resolved late or not at all, and Berry Lane is no exception. The project therefore was launched without a DA. Woodhill’s concept of ‘Country Coastal’ injects romance into the project, influencing all the marketing collateral, entry road statement and landscaping.

The target market is also generally conservative when there is no DA approval, so our strategy began at a local level, then state and Australia-wide project builders.

THE RESULT

The project was launched with 32 lots. Within four months, 65% of these lots were sold above the feasibility price first set.

THE OPPORTUNITY

On behalf of Sekisui House, Woodhill Property, as appointed exclusive Project Marketing Agents have the pleasure of offering project builders and the public the opportunity to purchase land lots within their Cascadia Calderwood Community.

The land lots are mostly split level. They will be benched, with retaining walls in place before settlement. There are a variety of lots available, they are elevated above the Calderwood Valley Estate, and enjoy views towards Lake Illawarra to the north/northeast, something that has been previously unavailable.

Sekisui House is a specialist residential property developer. Their work covers development at every scale, from apartments and houses to entire master planned communities, incorporating infrastructure, roads, public spaces, and amenities.

Established in 1960, Sekisui House is Japan's most respected community developer and home builder. With over 2.6 million homes completed worldwide, they have won an array of awards for innovation, quality, and sustainability.

Sekisui House Australia was established in 2009.

Calderwood is an urban growth area, neighbouring the established residential suburb of Albion Park, due west of the Shellharbour Airport. The location offers sweeping views nestled at the foot of the Illawarra escarpment and connection to a vast array of open space in the form of parks and natural conservation areas. Calderwood is located approximately 25 kilometres south of Wollongong and 10 kilometres west of Shellharbour City Centre.

The predominate development of Calderwood is “Calderwood Valley” with an established community of circa. 1,200 lots already delivered, of an approximately 6,000 lots in total. Yet to be built is an extensive array of social infrastructure and community facilities they include a neighbourhood shopping centre, a large site dedicated to a school, sporting facilities and open space.

Cascadia is essentially an extension to Calderwood Valley, however a significant point of difference being that it is elevated and North-Northeast facing, affording homes commanding wooded escarpment views, and an outlook over Lake Illawarra.
